The estate primarily consists of the all the land on the North side of Tay valley between Chilliechassie (now spelt Killiechassie) and Glengoulandie, and the entire North side of Loch Rannoch from the watershed to the Loch, and from Kinloch Rannoch to the county march with Glencoe. Part of this very striking building was in a seriously dilapidated condition, and required major renovation. After much deliberation as to how the building could be converted, and what might be a suitable and viable project to house in the conversion, the idea of a 'House of Menzies' was evolved.
